# Minto Communities, Margaritaville Plan Texas Expansion

Minto Communities USA and Margaritaville Holdings recently announced plans for a significant expansion into Galveston Bay, Texas, with a new 3,500-home development. This project, known as Latitude Margaritaville Galveston Bay, is part of a larger planned unit development on a 1,318-acre property and recently secured zoning approval to proceed.

The expansion marks Minto’s entry into the Texas market, bringing their Latitude Margaritaville concept, which is designed around a tropical escape and relaxation theme, to the Greater Houston area. Dutch Neuweiler, Division President for Acquisitions & Development at Minto Communities, expressed appreciation for the support from Texas City officials, highlighting a shared vision for a community with a positive impact beyond its immediate boundaries. The Galveston Bay location is seen as an exceptional setting due to its waterfront access and surrounding amenities.

Development plans for Latitude Margaritaville Galveston Bay include approximately 3,500 homes, offering a mix of single-family, villa, and cottage styles. The communities typically feature a Town Square with live music, a Fins Up! fitness center, the Latitude Bar and Chill restaurant, a Workin’ N’ Playin’ center, and the Last Mango Theater. Recreational amenities also include a Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball, and bocce ball courts, along with a Barkaritaville dog park and pet spa.

An economic impact report from a consulting firm estimates that this new Margaritaville community will generate over 1,700 new, permanent jobs and contribute an annual labor income of $68.8 million to the Galveston County area. The next steps for the project involve submitting plans for a sales center and a model park area, which will constitute the first phase of development. The targeted opening for this initial phase is set for 2028. Another Latitude Margaritaville project, Latitude Margaritaville Watersound in Panama City Beach, Florida, is currently under development through a joint venture with the St. Joe Company.

While this development is in Texas, the broader real estate and senior living market trends it represents are relevant to communities like Beaufort, where tourism and an aging population are significant factors. Beaufort’s own economy is heavily influenced by its historic preservation-driven tourism sector, similar to how such large-scale developments cater to specific lifestyle preferences. The city’s focus on healthcare, with institutions like Beaufort Memorial Hospital and Naval Hospital Beaufort, also aligns with the growing demand for senior-focused housing and amenities seen in these national developments.

Elsewhere, Evergreen Real Estate Group has commenced construction on three affordable assisted living communities in Ohio, near Dayton and Columbus, with completion anticipated in late 2027. These projects, Green Oaks of Fairborn, Green Oaks of Grove City, and Green Oaks of Walnut Creek, will each feature 120 units, offering a mix of studio and one-bedroom apartments. The communities are designed with kitchenettes, private bathrooms, individual climate control, and emergency alert systems. Gardant Management Solutions will manage these facilities, which are licensed as residential care facilities through Ohio state authorities. These Ohio developments follow Evergreen’s previous work in the state, including Green Oaks of Canal Winchester and Green Oaks of Holland.

MorningStar Senior Living, in collaboration with Investcor Development and EOS Residential Investors, has broken ground on MorningStar Senior Living at Creekside in San Tan Valley, Arizona. This two-story, 117-unit community will offer 89 assisted living units and 28 memory care units, with an expected opening in 2028. The design emphasizes a modern residential environment with amenities such as indoor and outdoor dining, a salon, fitness center, game room, library, and landscaped courtyards with a dog park. Ken Jaeger, founder and CEO of MorningStar, highlighted the mission to honor, serve, and invest in seniors.

In Cincinnati, Ohio, 1019 Belle’s Place of Kenwood has opened Kesler Hall, a new 15-resident memory care neighborhood. This neighborhood is designed to honor veterans and military families, drawing inspiration from the U.S. Army service history within founder James Kesler’s family. Heather Kesler, CEO of 1019 Senior Living, noted that families seek more than clinical support, desiring a sense of belonging and connection to their loved one’s life history.

Finally, Wingate Living has opened One Wingate East, a 61-unit independent living community in Needham, Massachusetts. This boutique property offers luxury residential options with amenities like a rooftop lounge and grill, golf simulator, artist workshop, fitness studios, and multiple dining choices, welcoming its first residents this week.
